This is my second home purchase, would be my first flip.I own my first home free and clear, it’s a 1000sqft 1950s 2/2 cottage I bought w cash from Medicare in 2014 for $18k and put only about $2k into repairs. my family’s outgrowing it though, 2 adults 2 kids and wanting to have a baby but kinda putting it on hold til we’re settled in someplace bigger.So I took out a conventional mortgage to buy a foreclosure we loved back in April for $70,500 in a nearby military base town. it’s in the downtown historic district on a big corner lot, 2200sqft, 4/2.5 farmhouse built somewhere around the 1930s best I can tell.

.- Adult children - we've had a few sellers sell to us because their 30+ year old kids won't move out of the house and they want a quick sale, then they'll downsize and force their adult child to find their own way.- Sellers who need money upfront to sell - we've given $50k mortgages to sellers between the time of purchase and closing so that they could use that money to put as a deposit on their next home (since deposits are usually held by realtors or lawyers in trust for closing and the seller otherwise doesn't have a deposit for the next house).

Apart from being a baby's room, I haven't seen it be used by older kids or adults as a bedroom.

Also, pay attention to the local county and city zoning laws about number of unrelated adults per dwelling.  

I can see how it would benefit many young adults who are looking to get started and are looking for someone who can give them their undivided attention during the entire process. 

For Young adult couples looking for a home for their small family.

The thought of 6 thinking emotional adults undertaking a newbie STR adventure is both exiting and scary.  

I just declined an applicant who were a family of 4 adults, parents and 2 children for a 650 sq ft $1700 2 bedroom.

Maybe have an adult, someone you trust work with you. 

While there are things you can do to control local crime in a neighborhood such as extensive camera use, building relationships with neighbors, when you have young adults selling drugs in the neighborhood and carrying guns around you're in trouble.Distance from my base is the next consideration.
