One more question, do you think i would be able to advertise for bird dogs on my social media out to my followers/friends?

I spoke with a sales rep from the Propstream team and they said that their sale price estimates (for non MLS users) are usually within 1% accuracy, but they didn't provide any way to verify that claim.

A friend of mine attended one and found it incredibly helpful..they even walked through actual deals they've closed in the area.Don't overlook online resources either.

I've seen investors, including one who I worked with in Austin, comfortably meet the 100-hour rule once they took over management.Funny enough, a friend of mine had a similar deal in Scottsdale a while back, where they had to honor existing rentals.

For instance - is he an outward people person, is he friendly, dress appropriately, appear confident, know what he is talking about, and have the charisma to pitch an idea people might not be familiar with where he builds their confidence in doing a deal?  

I pay all utilities and make them pet friendly.  

And we have a little bit of bandwidth to build for other people now but right now kind of limiting that to investor friends or family.
