I might note that in addition to suggesting a possible slot of open house times, there are some software options out there which allow you to schedule showings immediately after you've listed the unit, and it allows you the ability to also auto-request applications (keeps everything easy and in one place - so listing, tenant screening applications, leases and other tools like rent collection and maintenance tracking just to keep the process seamless); would be happy to share more info.

My places of focus are PG county, Arundle county, and possibly DC if the deals right.The criteria I'm looking for is going to typically be single family homes with 3 beds, 2 baths and a minimum of 20% equity in them with the goal of fix and flip, buy n hold, and wholesaling if needed.

i was down there back in march and loved the booming downtown, general accessibility of the city, and the things you guys mentioned above. i like the small town vibe n thriving music scene, too. i live in the city (nyc/sf) where nothing in remotely affordable but i've lived in/visited to a bunch of small towns across us (austin, portland, seattle, denver, nashville, richmond, blacksburg, etc). my buddy lives down there (last 7 years) n knows the area but wanted to get a broader opinion and to build a network..on the east coast, my $ goes further in greensboro than say slum-lording around the DMV (pg county, bmore..)i essentially wanna leverage up while i have income, while rates are low...also, i like small towns..my priorities are likely, -stability-location (convenience, families)-uniqueness (like the southern bungalows vibe and trees..

You will only make a small percentage of each sale....but youll have leads coming in quicker..and they will slot you into their machine and get you earning money quicker.

@Dion DePaoli @Jason Eyerly I have done hypothecations but it was my commercial bank that was taking the collateral and it was on new sales were the buyer is A paper and put substantial down and of course my PG was attached to the transaction at the bank..

At that price point you should be looking to PG county.
