I believe I've found a decent solution for the hydronic heat output: a fan powered kickspace heater in a wall mount chassis that has way more than enough BTU's and only $300 per unit.

Ripped out the cabinet mount range hood, replaced with new stainless steel hood (300 on amazon), tiled floor (spent 400 -500 on about 70 sq, we did the install), painted kitchen walls, and replaced appliances for stainless steel.

In the event a problem occurs I open a trouble ticket online and they handle the dispatch.If the nature of the problem is outside of what's covered by the warranty companies, then, I make calls to local plumbers, electricians, contractors, exterminator or whomever is needed to get the job done.All of these are people/companies who have worked for me and know of my credibility to pay for their service on time, so, they readily take care of the problem until I return.The bottom line is that I elected to run the business on my own and it doesn't consume all of my time whether I am home or abroad and there is no impact to service with my handling of it this way.Lastly, my conclusion is that this method of handling the business is successful, because I take care of all issues promptly and don't allow them to mount and escalate into an emergency.

as it started as a simple Rental Turnover job, then morphed after the real damage began to reveal itself, then I bought my siblings out and took out the loan, and the repairs mounted and culminated in a new kitchen, flooring, lighting, appliances (the old were un-rentable/repairable) is it possible for me to treat some of the expenditures as repairs, maintenance, and 5 - 7 and 15 year depreciation on certain items, and just add the 27.5 year items to the cost basis.
