The Panama City market has been sliding forever thus why I never recommend buying much in the city except if you want to move here (still...renting makes more sense at the moment)Investing in the city really only comes down to doing a STR business based either on leverage or co-hosting models as rents are extremely low and there is SO MANY apartments and houses that are empty, doing nothing for 2 or more years.

One of my listings is a guest room in our home and the other listing is an in-law apartment on the first floor of our home. 

In the end, you almost have to treat it like an apartment building and how tenants have to deal with their neighbors.

I have an opportunity to build mixed use apartment and I want to get an expert thoughts on the projections and what should I be spending on construction to make this project profitable.
