I am looking to get into it myself, i've started working my first job out of college and its not for me, I cant stand working for other people, the repetitive schedule is driving me crazy, same routine every day!. A

Guests at my location typically have 2-3 cars which is less than my family would have if we were living there every day as opposed to only having guests over an occasional weekend.

I traded successfully until I had to tap out of my brokerage account to pay my bills (long story I could tell you over a cup of joe one day).As far as real estate goes, I'm currently in the beginning stages of putting money aside to be able to use for my first investments.

At the end of day as an investor you have to be careful and make sure whoever you hire is licensed to do that work.

@William Hochstedler  even in the PDX market there is only a few criers you get to know them all.now when I was buying in Atlanta that was a cluster there.. 7 or 8 criers all going off at the same time.. very hard to chase them there.. we still got our share of them.. but you cannot cover them all unless you send 5 or 6 people to each county .. this is because the sales are one day a month.. 

If the electric is separate perhaps look into ductless mini split system or as you mentioned electric baseboard. i have looked into this and the pice difference is night and day. A

Im a little confused because the hard money lender made it sound like they could fund the transaction same day as the auction like a cash purchase.

. :) But as Mike above says, at the end of the day, a home's value is whatever a buyer & seller agree on.
