Unlike traditional banks, which focus heavily on personal credit and income, portfolio lenders prioritize the cash flow of your property.

Definitely not doing the work myself so it sounds like resale value won't be impacted if I have a licensed person fix the issue and provide evidence/documentation that it was done correctly.

The barrier to entry is lower so they seem attractive, and to the person who knows what they are doing, they can be very profitable.
