If they do not qualify based on how they apply I will discuss if they want to make any adjustments like adding someone as a tenant to increase income to qualify.

When you have multiple buyers that confirm a market value there seems to be an appraiser judgement to lower value and honestly I don't believe appraiser should adjust in this circumstance.

@James Thomas Nakashian Unless you have separate utilities that the tenants can each put in their own name (it doesn't sound like you do), you'll simply need to adjust the rent appropriately for a utilities included apartment.

As far as some C-F's, I have seen some of those are even same value as 20 years ago inflation adjusted.

The big stuff seems OK.There are a couple minor things that stand out to me: The hot water tank ventilation is wrong and needs adjusted, minor fix.

Sometimes the rates are adjustable, sometimes they are higher rates, sometimes these are 15 or 20 year loans....and often they are all three of these.
