I am not a big fan of these properties simply because I have been on so many calls over the years with investors that bought this type of stuff and it didn't work out.

Were you bidding on the property knowing that the owners were deceased, or it just happened to work out that way?

If there issues that need to be worked out with the 6-unit property, I would utilize that as a negotiating tool to work out a seller financing strategy with the current owner.

I turned the extra room without a bathroom into a workout room as a bonus amenity.

I'd work out some kind of deal and finish it off.

I have a facebook group for wholesalers and we actually get free PropStream training sessions exclusively for our group where someone from PropStream actually shows you how to use all these features.

Think about how stupid that messaging is, to say over-paying is "ok" long as the financing is some jazzy uber leveraged thing because your supposed to ostrich and assume everything will always work out a-ok.
