Most people don't sell an STR that is making them a ton of money so odds are it could look better, although they could be selling it for other reasons.

You first need to identity your goal for the money. 

Some of The pros  there is that I see my money first, and then I pay out my 1099 employee. 

My walk through estimate was roughly 60k, Hard money was 12%.

I have a couple JV deals that are complete trash and also they are now asking me for money.

I have a 401k/457 sitting there as stagnant money in NYC.
