Most turn key companies do have a West coast based marketing company sell their props.

I own all of my investment properties here and work with a lot of out-of-state investors in both the east and west coast that love investing here for the turnkey and BRRRR opportunities that we have here.

I see it that your first decision is; to scale (grow), to coast (doesn't sound of interest or else you wouldn't be asking these questions, right), to exit (cash-out) or to transfer. 

Thats doug fir  and hemlock,  on the coast of OR and WA can be somewhat quicker..

Tacoma and Olympia WA come to mind on the west coast..

There are markets that have built in "gotchas" like the rising cost of insurance in coastal FL, regulations in much of the west coast states and property taxes in Texas; however, the deal itself is the most critical factor.

In the fast growing and large cities cap rates still get like you see on the west and east coast.

WE dont use crown much on the west coast but we will use wainscotting. 

I work with OOS investors from similar west coast inflated markets to make some passive income here on great properties!
