About 6 months into the lease, he thinks he smells smoke and climbs in the attic and searches for 3 hours for "hot spots" using a thermal imaging camera (keep in mind he is the town fire marshall),  finally after not finding any hot spots in the attic he goes to the back yard and discovers the neighbor is BBQing.  

Finally, you can bring a contractor or shoot him an email with 30-40 images with a video of the property and ask him how much he would charge to fix it to your expectations.

They claim they are religious (he is a youth pastor) and don’t smoke (but they look like the do) and image wise are tatted from head to toe and don’t come off like they say. 

I usually use one image for both ads, but use different text in each ad.

We run in-person meetups in Northern New Jersey on the first WED of every month, but in July it's the second WED in Morristown.

I can't image moving across the country to invest in real estate.

I am always looking at properties (Christmas Day, Easter, July 4th, Birthdays, Weddings, vacations, etc.).

Take Photos: Capture images of the incomplete work, the removed alarm system, and the broken tile.Written Records: Keep a written record of all communications with the contractor, including dates and details of conversations.Scope of Work: Check the contract to see if it explicitly mentions the removal and reinstallation of the alarm system, as well as any handling of fixtures like the fireplace tile.Breach of Contract: Identify any clauses that the contractor has violated by not completing the work or causing damage.Formal Letter: Write a formal letter to the contractor outlining the issues, referencing the contract, and requesting a resolution.

From their credit report, it appears they are making regular payments and haven't been late with any payments on anything in several years, so perhaps they just put their wedding on the cards or something and planned to pay it off, but I don't know.

Even if you take photos and use an app to view it with the new flooring (ie create an 'after' image online) that you can use, I'd still wait a bit.
