the agreement must spell everything out... all responsibilities, who does what, what you're both contributing to the venture etc. make sure its in compliance with current state laws. get it notarized. get a separate bank account & EIN from the one you may already have. good solid friendship or not, business is a different world. kudos,Mary

I'm thinking I can just quit claim to myself and one of them and then also have them sign/notarize a second quit claim deed quit claiming it back to just me personally and I would keep that.Then when the lease ended, I could record the second one and they'd have no interest.

I can have them notarize they will scan an e mail them to title for me.. really what more can you ask of a bank and do you think unless you had multi millions in cash in a Wells or BoA you could never ever get this service.

The application will require authorization from the owner, which we can provide and have notarized.

Jt, I'm assuming you probably already are aware of this, if it is an issue in your state, since you used a real estate attorney to set up your LO, but in WA state any lease contracts over a year must be notarized.

If you go this route make sure to do your due diligence on the owner, the property and the title, and also get the contract notarized and recorded.
