Pay attention to whether the room is a primary suite (your own bathroom) or shared bathroom, how many roommates, etc. as those would factor in to how much someone would be willing to pay.

I assume it would be easier than analyzing small multifamily, as I don't have to verify expenses or income (instead I would need to pay more attention to lease and tenant), but I found it easier to get a general "cap rate for an area" when it comes to other asset classes.Your feedback and help is greatly appreciated, thank you!

I WOULD NOT recommend doing something like bringing to their (Fire dept, building/ planning or any other governing agency) attention your STR rezs.

It definitely escalates the situation though, so I'd research the process and carefully consider the option before embarking on it...but if you pursue that route you can likely escrow Dec 1 rent and I'm sure that will get some attention
