At my last turnover, I had a couple who showed up knowing I don't take cats, and no matter what I said, kept making variations of the statement,  Well there is no way we could rent your home if you don't allow my cat.

I am always watching rents in the area though, frequently looking at trulia/padmapper/apartments.com/zumper/craigslist ads and snap a photo of every "for rent" sign I see to call up and find out.There is a lot more variation than simply how many bedrooms a place has and where in the city it is located in, property condition, layout, density, and the environment around it factors into the price a lot, and rentometer doesn't give you much insight into that.

I have been offered 75% of the purchase price and 100% of the rehab, 80% of the ARV and 100% of the rehab but I have to have at least 15% of the loan and 3 months of payments in an account set aside for that deal, another one was $150,000.00 9.9% one time fee zero interest for up to 24 months on a revolving line of credit, and a few variations of these deals.

The occupancy rates will increase some as some people book last minute but using occupancy at near start of month has some safety margin built in.What this snapshot does not make clear is whether there is significant variation by month.
