There really isn't anything I could do as far as renovations besides additions which I am not willing to undergone.

It was built in the 50's, but had undergone a recent major renovation to include terrazo floors.  

It had also undergone some renovations, but needed quite a bit more, especially in the largest apartment, which was occupied by a section 8 family that trashed it and then moved out a year later.

The property was built in 1925, has no additions, and hasn't undergone any major remodels since 1988.

However, we completely renovated one unit, made exterior updates and small updates to other units (paint & a/c work), increased rents, and the neighborhood has undergone some big positive changes.

Specifically, individual apartment improvements, or IAIs, and major capital improvements, or MCIs, have undergone significant caps, vacancy bonuses abolished, and high-income deregulation scrapped, to name a few.Multi-family purchasers in New York City who bought assets in the last 3-5 years could not have accounted for such drastic legislative risk.
