I plan to tile the walls in the shower, but outside of that I’m stumped.

Upgrading fixtures, adding modern tile, and improving lighting can make a big impact.

They are the oldest properties, in lower class neighborhoods, sometimes without tile roofs or stucco siding. 

Plumbing, GFCI outlets, tile backsplash, etc.? 

I would use tile in the kitchen and bathrooms ideally, and then LVP in the rest of the property.

I started tiling all tub surrounds all the way to ceilings.  

The most common pattern I see is landlords just... holding.
