They will let you know if the area you are considering is under any regulatory restriction.If you are in an area with an HOA(I'd forget it) they usually have set standardsand a mud hut ir a "tire" house will not pass muster I'm sure.Build Regs folks can point you in the right direction and let you know what will be required for the area.

I have never used an agreement like this, I give them a draw up front which is small, a little more in the middle of the project and then the final lump payment when all is completed and I have done a walk thu.

Most of my clients barely have time to breathe they are so busy and just want something that goes and they collect a check.You can find small NNN deals sometimes like a Pizza Hut for 300,000 at a 10 cap or things like that.

It depends when you review the lease if the tenant has to report audited sales or not.If it's a corporate pizza hut then I do not really care about sales.
