To sell one of my investment properties, it is a single-family home that is valued at around $65k and no more than $70k, I have tenants who live in it for about three years and pay $950 a month in rent. the house is free and clear. 

Some claim hey have already paid three application fees.

The fact that you moved from your primary residence three months after purchasing may seem a bit strange to your current lender, especially with you potentially having it classified as an investment property in the same calendar year.

We are only going to be able to rent out three rooms because Fumi will be living in one.

Ask your employer if you can have your pay split up into three deposits, one to investments savings, one to your checking account for personal use on a daily basis, and one to an emergency account you can tap into so you don't have to tap into your investment savings.
