The cash flow to LL using PM for STR is not substantially different after including extra expenses than an LTR.  

If they are so stubborn or shortsighted to see they get more this way than an outright sale, then just do a normal outright sale.

It may work and if it does it will be cheaper than an eviction.  

Want to work more than an hour a month and I believe he saves me more than he costs.

JADU is even worse re investment than an ADU.In general ADU additions in single family zones are not decent RE investments.

On one hand roofer will know more than an inspector if there is roof damage but at the same time a roofer has an incentive to replace the roof.
