It was my first time stepping through the motions of a property auction and it was still a great learning experience, despite missing a technical deadline and not being able to bid on any properties.I am now in the process of closing on a FSBO listed duplex that's a better deal in comparison to most of the properties that sold in the area during the auction, so it all worked out in the end.

We are currently looking at a HUD home in Georgia - I have a couple of questions and can’t seem to find a definitive answer - The home is currently in the OO listing period - our plan would be to buy the home doing extensive renovations (the home is in a “Historical” area so renovations have to be approved) once completed we plan on living there full time - it could take ip to a year to complete or longer I don’t know  - as I see it the OO designation is to be the OO for a min of 12 months - is this after the home has been renovated or after you close on the home - though the house could probably technically be lived in now it does have some water and roof damage and needs complete redo of electrical and plumbing - for me to deem it safe - so not really livable by normal standards - but no way it would be livable in just a couple of months - any thoughts or an actual answer to the OO rules 

In STR common markets like Gatlinburg this naturally adjusts itself as most homes are STRs so the entire market lifts to meet their cap rates, and they appraise on those cap rates in spirit, even if not technically. 

That would mean the extra 5k would technically come out of my pocket, right? 

It seems great on paper because you were technically creating more income but you are also creating more of a headache...Cramming in bedrooms and forcing living space is not always the best way of going about things.

I was told that they were having technical difficulty.

It's more about steady content and natural growth once you nail the basics like keyword integration and technical optimizations.

It's something you want to account for in advance since it is technically not allowed.

A non conforming unit is technically legal but it doesn’t meet current zoning (but possibly was once a legally functioning unit as a residence).

Now, if she did that in a prior year, you technically would have paid less taxes than you should have and will likely need to amend your return.
