A few months after they were gone (one guy was the superintendant) their company was blackballed by the refinery. 

In a well maintained co-op with an onsite superintendent (the best), laundry room, storage unit, short distance to the public transportation 6 trains and buses (:30 minute Express train to midtown Manhattan), a block away from all shopping Macy's, Starbucks, Blink Fitness, restaurants and nearby parks.

Do the self managing and hire a handyman to take care of the garbage, snow removal, grass cutting, tenant repairs, etc...There is a live in superintendent in the building across the street from my property that is allowed to do side work.

First, I received an email reply within 10 minutes, then the project superintendent called me within 1 hour. 

The GC will have a lot more connections to subs and will actually be able to gather more and better pricing for you as some subs won’t even bother pricing to “one off developers”. 2) GC’s have systems and all kinds of document templates in place to deal with all the usual items that come up managing construction projects. 3) They should have a superintendent that can troubleshoot the drawings before the issue comes up on site.

Larger companies will have Project Managers, Project Engineers, Quality Control, Superintendents, etc on their staff.
