Each room will have a separate lease on it with a separate deposit following normal property management practices, and like you said, the leases have different start dates. 

It is very competitive but if you utilize good resources and think smart you can do really well!!

Have you considered other starting strategies like house hacking or live-in flips?

starting with a flip" is really tough because flipping takes capital. 

I started planning to move to my next property and my company decided they wouldn't cover me anymore once I left. 

I'd say just start your search with all 2-4 unit properties, and when you find one where the numbers make sense and it checks your other boxes (somewhere you actually want to live and house hack), then it probably makes sense. 

If your clients/or yourself put the time into learning and figuring out a niche in the RE world that excites you, start looking for deals that make sense and always run the numbers.
