That was 7k for 120ft back in 1999.re epoxy liners: IMO that's a solution for internal galvanized plumbing that has rusted and is staining the sinks & tubs.

I know you didn't have insurance, but this can be a guideline for labor costs.I would recommend the use of 100% ceramic tile for flooring (or maybe even stained concrete) since you are self-insuring.

If carpet must be used we use a rental grade in a dark brown color, which helps to hide stains...and just to a carpet clean between tenants.

IT is a software system that tracks maintenance, leases, rents due (allows tenants to pay online-I think Cozy does this part)Make sure you do a thorough move in inspection with pictures, video, etc. so there is no dispute as tot he condition of the yard, toilets, hole in wall, stain in garage, etc.

It turned out kind of nice, and it toned down the fireplace brick.If I were you I might get some general finishes java gel stain and stain the bookcases and mantel dark...unless the kitchen is same woodtone, then no....unless you do the kitchen too.
