That is the lowest we’ve seen in several months and well below the ~8% peak seen back in October 2023.The Fed monetary policy and rate decisions remain the biggest single driver of the residential real estate market overall.

KC is a great market for RE investing and there is a ton of growth between Lawrence and KC - the Tesla battery plant is a huge growth driver.

Tech and manufacturing job growth is spurring a shortage that is continuing to drive rents and prices up. 

This is where all the money is made and all the risk is.You will need to figure out debt financing, and that will be a huge driver of what you are able to do here. 

That right there is a major driver to labor cost's, the multitude of tax's placed on skilled trade labors. 

I agree, it has a lower cost barrier to entry than a lot of other cities, but gets really good rents so cash flow has been a large driver for real estate investors to this area.  

Where is your driver's license, where are your bills sent to, where does your employer pay you your income, etc. 

I ask for a copy of their driver's license and the bank approval and/or POF with their address matching their drivers license.   

My point being, location is not the only driver of success.
