Even then, it's not uncommon for tenants to spin yarns that they forgot and sent the rent to the previous owner and tell the previous owner that they already paid you.

I'd nail an eviction notice to your friend's front door so fast her head would spin, and do everything in my power to make absolutely sure that an eviction ended up recorded permanently in Prince George's County books, so that any search in the future would expose it.And then your friend would never be able to sign a lease in the USA to live in any apartment where national record checks are run on possible tenants.

And I agree with most, better to have that quick conversation with a lender to make sure you are pursuing the right types of deals or price points etc before you get out there and spin your wheels making offers etc.

So, if the first 3 deals were all 70/30, then your partner came up with additional capital for the 4th deal, I could spin up a new Series, and that series could have its shares held in a different split.As for saving all the cash flow, that's one approach.
