Does it look to you convincing that after placing ~2000 calls and speaking with ~200 leads per day they are unable to generate a single "lead" in days?

Otherwise you can do great harm to a seller that is reliant on the sale agreement  if you are unable to assign the contract.

If you're not assuming the loan, only being added to the deed does that mean the seller is unable to sell without your approval? 

One downside I see to this strategy from a tax perspective: You are unable to take advantage of the STR loophole which is a massive offset of your tax liability for many folks.

I'm also considering moving out of the USA if I'm unable to find a state with a lower cost of living and less stress (commute, crowds of people, high taxes, etc) than California.  

If that is the approximate time frame, then throw them a bone and move on.If they have been unable to use the bathroom since the water incident because it was declared unhealthful, then it would have been much better to have made an insurance claim.
