So far, we have only hosted traveling medical professionals (TMP) while we live in and rent out part of our single-family home (house hack).

While renovations faced delays, and initial rental demand was slower than anticipated due to construction setbacks at the casino, the property is now performing well as a long-term rental.

My experience is that I don't think it's worth the headaches (documented in my many previous posts) for much slower appreciation than the western states. 

My tenant had a medical emergency several months ago and is now in a long term living facility (simply put, she can't be on her own).

I would undercut if you were hitting the market in a slower season but when you are timing it close to your high season, not sure I would do that.

(Making judgements based on family status, number of kids, medical animals, etc etc..)4) When you get that first repair call 10pm Saturday night for a leaking roof or water heater do you have a trusted/dependable guy to call and get it fixed that night?

MTRs are great, and there is a lot of opportunity with the different medical facilities in the area, as well as the influx of military and the gaining popularity of MTRs among the general public, not just traveling nurses.

Note AB468 has stiff penalties for the medical provider providing bogus ESA authorization, but to the best of my knowledge no one has yet to be fined for selling ESA authorizations.

We keep our properties on both year round but push them a little more during the slower months.
