Trusts based in Nevis, Lichtenstein corporation/trust hybrids, multi country inter connected entities, generation skipping trusts, outside trustees, “protectors”, etc add up not only to a large initial outlay, but large annual charges.  

I ran a list, skip traced, and connected with the homeowner to educate them on typical paths they could take and work through if any of them were viable in their situation.

On that note, I highly recommend do not ever skip the permit process and always check in with the city;  Not doing so can quickly tank any deal.

And get a sewer line scope - if the house is newer and you have proof that it has PVC pipes, you might be able to skip this but to be cautious always get a  scope.

It doesn't just skip 6 payments and tack it on at the end.When asking questions - ensure you're asking them of people who are knowledgeable in what you are asking.

Thanks Michael,I try and skip the STR rules by doing over 1 month, however if I had the option I would definitely fill gaps that way.

Was it painful when water heaters had to be replaced or tenants skipped in the middle of the night? 

Not only is she an amazing coach for real estate investors and a very good friend of mine, but she is also my conference buffer.If I don’t have someone to meet somewhere every morning, I may skip.

Also, they began to skip payments and eventually, they stopped paying altogether.

Also there isn't as much appreciation in the area, it takes longer to evict (MUCH longer), and they have lien-able water and gas - so if someone skips out on the bill, it's on me as the property owner.My point is, high taxes are just one consideration but not an end all be all.
