This plays into the affordability issues for tenants by allowing them to live in nicer neighborhoods for less money, yet I get monthly revenue comparable to short-term rentals.I have also shifted my focus to buying better.

And, considering market shifts.. what’s your approach to minimizing risks over the next two years? 

It's shifting to a model of a big anchor, a Target or a Costco, and lots of little businesses in that same shopping center. 

It’s impressive to see how that mindset shift has paid off!

Keep in mind if there are economic shifts that you are seeing, so is everyone else, so you may have missed the boat.   

But man, once I shifted to smaller multifamily properties, the cash flow and scalability made me wonder why I didn’t start sooner!
