But I do get the feeling of people wanting to get Instant Gratification by wanting to say : "Where do I get this List or Where do I get That List ?  

Deferring immediate gratification in exchange for future stability is what real estate investing (or any investing for that matter) is all about ... if you really want to be successful, you will need to get comfy with this and many more ways to defer as much as you possibly can.

They love the flip life for the art of the deal and instant gratification of cash in hand.  

I've been delaying the gratification of having it!

I truly believe in avoiding the paradigm I hear a lot on this site and others of something for nothing, instantaneous gratification, diseased mentality.  

You should get credit, criminal, sexual predator, homeland security and verification of identity.  

Since I wanted financial freedom more than I wanted doodads, I developed the mindset of living well below my means, delaying gratification as much as possible ("do I really need this item"), and investing my money intelligently.I don't use discount coupons anymore.

However recently crimes such as armed robberies and home invasions have been getting more common in tourist areas as well, especially Quepos and Puerto Viejo (which has a major problem with sexual assault). 

Takes months of work, no such thing as instant gratification here.

Make a policy that is identical for RACE as it is to AGE, SEXUAL PREFERENCE, LAWFUL OCCUPATION... etc.
