I scour the MLS listings for hours a week, and no luck finding a property there either.

lolI used to keep track of number of posts but now I get more fun scouring to see some of the unique and interesting topics I haven't seen before or a spin on an existing topic.

Also, anything on the MLS has already been scoured by the bigger time investors.

.* I do not know anything about how to evaluate real estate values (but I think I can learn), or the costs of renovation.All that said, I believe that I could be successful in scouring near and far for properties with equity that could be purchased or optioned at attractive prices IF I can partner up with investors with cash and with individuals who know how to renovate cost effectively.

Money comes in and money goes out without any real structure.I'm scouring through the myriad information on SDIRAs, trusts, SD401ks, and the like to educate myself more on all the options...just trying to see what all is out there!

Recently over the last month or so been listening to the bp podcast religiously, reading up on the beginners guide/blog/forums, and scouring the internet for valuable information.

Here's my plan:- email all the agents and tell them my criteria, might get lucky here- scour craigslist and mls and make offers until my fingers bleed- don't know any reliable wholesalers but I want to add this to my deal sourcingAny other ideas?

I've gotten most of my MLS deals through only one realtor but she scours the MLS, comps the houses, and sends me only the ones she think are worth looking at.
