What I am hoping for is that this will allow me to negotiate peacefully, have them allow an errand runner to come in and assess the place for damages (thus securing me with a piece of evidence in the event that they act out of spite).

Recommend creating passage ways between the concrete piers and concrete runners through out the area. 2) Observed dry rot at the crawl space entrance, under the bathroom and kitchen areas.

In this case the runner went to the property with detailed & specific instructions ( i.e  take pictures, ask questions, accompany the inspector, etc) and reported back.

Ya gifts from family members is not really an option at all haha I'm literally the only person who's finished college in my family so I'm kind of the front runner for any kind of financial success here.

As for the walking around, I assume it is non carpeted floors so suggest tenant toss down some carpet runners etc to help dampen sound, get softer soled slippers, etc.

I have excellent credit rating, and only 1 CC left to pay off (~$6k); for the HELOC amount I am targeting, Affinity FCU (2.99% first 12 months, Prime after) and Santander (3.99% first 12 months, Prime -.75%) are the front runners, however I am looking for other banks that could have better rates.
