You will want enough return for the deal to support itself or you won't be able to scale well.

There's no way that investing in traditional LTRs can do what STRs in the right markets can do in terms of returns and ability to scale quickly.Typically the really expensive homes (i.e. 400k, 500k, 800k) don't cash flow positive as LTRs.

Some private lenders like the one I work with doesn't require appraisals on fix and flip/new construction loans and also doesn't require tax returns/W2s.

As indicated, I never had that issue due to the infinite return.

I'm now figuring out how to maximize the return on current properties and add value, efficient ways to self manage, etc.

The price of the investment and the return on capital is AMAZING!!!

so, what happens when you go to get a full a doc loan and have to provide tax returns?  

Make sure to keep backup documentation for each transaction if possible and transfer the balance when you return.
