Depending on the property location you may be responsible to pay transfer taxes based on the properties assessed value.

If the tenants take legal action, a court could find that you didn’t fulfill your duty to mitigate damages, leaving you responsible for the full rent.

No one pics up the phone and email responses take days and are very cookie cutter.

You don't actually own the property until the sale is ratified by the courts as a foreclosure is a legal process though you are generally responsible for the property taxes for the property from the moment you win.
