Just make sure however you sell it is to an owner occupied and not to a mobile home flipper who will pull the home, resell and relocate.

If it's on the MLS, investors have direct access to it via the listing agent or their own agent, so why would be able to buy it cheap and the resell it into the same market that it's already sitting for sale on?

If your intent it primarily to resell (the definition of a fix n flip) then you can't 1031 it.But that being said, there are a bunch of my clients over the years who have shifted their model slightly so they can get the adrenaline rush of fixing and the tax deferral of 1031.

I mean you can't realize that gain until you sell your shares and if it's not a publicly traded REIT, I imagine there is not much of a market for reselling them.
