Verifying last 2 years of rental history very important!

Personally when buying rentals I tend to buy in neighborhoods that I feel like I wouldn't personally mind living in and when I look for tenants I try to look for people that not only pass my screening but also I personally don't dislike.  

@Morgan Vien For your Oregon rental property, forming an LLC in Oregon can provide liability protection specific to that property.

I have one for my other rentals through a prior relationship but that's a couple of hours away. 

How have you made that decision for your prior primary residence to rental properties?

I'm curious what the demand is for midterm rentals...outside of major metropolitan areas.
