It this was my forum I would remove them without question.

Yes you do have to pay PMI when you do this but once you hit 20% equity you can get it removed if you buy with a Conventional loan as opposed to an FHA loan.

A DSCR loan only removes the income piece and adds a slightly higher rate and prepayment penalty.

Just food for thought- It's not always in your best interest to provide all of the materials, negotiate too hard, refuse to pay a deposit, etc.
