I do it for a living and finance about 200 of them a year for other flippers this is why i have a pretty deep understanding of distressed assets and the taking advantage of those that might no realize they are paying 3X what a property is worth.. if your paying market price or maybe 10% higher for the owner finance i get that I do that and agree with that thought process..

Would you dig 120 feet of trench 3 feet deep, and get the material, for $350?

We did a deep dive into their business - they have multiple lawsuits for taking funds and backing out of deals and never responding.

I've been through 2 sets of more tradional batteries (Deep Cell and AGM) before the cost of a lithium battery became affordable. 

I don’t know why we didn’t get that vital piece of info in our initial meeting.So my wife and I are extremely relieved .She says she will stay on as a courtesy and if things come up it will just be an “ hourly “ rate for emergency type situations or basic boots on the ground necessities.We really like her enthusiasm and positivity and she is great at communicating and seems  sincerely empathetic to our situation.

@Seth RoseI would look at the approach from a revenue mindset, not a discount mindset (which is where the BRRR concept was born).Firstly, I would like to point out that properties with great cash flow potential and deep equity positions aren't just floating around the MLS.

Deep knowledge of tenant segments and their behaviors is essential, and this expertise comes only through a good property manager.

I’m in my deep research phase before I tell them anything and information and direction would be very much appreciated. 

Never had an issue in 5 years of this when tenants have moved out I just send my house cleaner in for a deep clean NO turn over costs other than that.
