Eric Dedovesh my experience in philly with row homes has been:(1) general / basic cosmetic refresh: <30 days(2) more advanced cosmetic update, maybe some electrical or secondary advanced updates: <60 days(3) full gut and finish basement.. 3-4 months.

Once you are done with all the classes you can keep taking the same class if you wish or is you just want a quick refresher.

Prepare to set up an ad refreshing schedule to keep your ad at the higher end of the list.

It's so very refreshing when I come across an agent who has information ready and available to me and subsequently my investor.

Mid-$30k/unit  so with financing, insurance, etc CAP rate comes in around 9%.HOA has ~$30k reserves, roofs refreshed ~5 years ago.
