Addressed the foundation issues.Gutted the home to the studs, removed some walls to rearrange the flow of the home and give it an open-concept feel.New subflooring, sheet rock, windows, doors, fixtures, etc.Upgraded the electrical to a 200 amp service panel and removed the gas utility from the home.Installed new all-electric HVAC including the first central air installationInstalled an electric insert in the fireplaceNew kitchen and bathroomMoved washer/dryer hook-up to main floor What was the outcome?

The house will need to be completely gutted, doesn't even have CAC (we live in GA so will need that), needs completely new electrical, taking down walls, rearranging of bedrooms, replace windows and doors, enclosing the carport to a garage, it needs a ton of work.

We will convert to 3/2Estimated Rehab is $30kEstimated ARV: $195kRehab Details:Rehab started on 10/20 Compared to our other property this is much more thorough rehab :)Hired contractor to rearrange space, create 3rd bedroom, fix flow and update bathsRemoving old tile throughout (glad someone else is doing this, what a mess)Paint, flooring, new baths, light update of kitchen, etc6 week timeline but there are some things lining up to maybe shrink this to 5!
