I have managed to get a couple properties under contract, most of them fell through due to a lack of investor interest.

I heard a crazy story from my fellow agent where the buyer was out-of-state and the financing fell through after the sale was processed with the state (Virginia).

Drug trafficking, sex trafficking, prostitution, people hiding from the law, etc.

We put it on the market at the beginning of summer and had one offer but it fell through. 

It fell into the window of i-buyer purchases that were purchased for too much and slightly overpriced when put back on the market.

Tenants who felt it their right to drop by my house after moving out and not receiving an immediate refund of their security deposit (versus 30 day timeline communicated in writing).Perpetually "nomadic tenants" that thought moving every year was a normal part of life (costing 1-2 months of lost rent/year).Constant maintenance/repairs from tenants that that let children destroy walls, carpets, and fixtures, repairs that inevitably fell on owners to repair for any subsidized housing program inspection. 

We fell in love with DSM while living in the South of Grand and West DSM areas, but ultimately had to return back to the east coast last year.

There’s either drug dealing, prostitution or a combo of both going on.

I was looking for an investment property that fell into the 1% rule as anything higher is basically impossible so close to NYC.
