Are these areas good for rental property investments, or am I barking up the wrong tree? 

Seriously, it's important.And as mentioned above, the amount of rent you receive on multi-family properties is based on 12 month rental comps.

., to the best of my knowledge a Wyoming LLC can own property in any state, however the LLC must register as a foreign entity in that state. 

So the property owner can never sell?

But with only a dozen properties in only 2 states I’ve definitely not found a use for one yet.

We ended up selling those properties. 

He knew the person selling this property and asked if we were interested.
