One they fixed (AC not working), the other they got to a barely acceptable state (hot water and pressure).My favorite part related to the conference was on shuttle to the airport. 

So I hired a company to pressure wash my apartments (8 units) in New York State and the guy fell off the roof.   

I hope you will try to get your money back and am happy to give you some strategies to put pressure on them if you are actually prepared to get aggressive to try and recover your funds.Sorry again you went through this.I am in a similar situation to Frank, just with another investment with the GP, it would be great to have a quick chat and get your perspectives. 

Don't feel pressured to move to a huge city in order to be successful.

The silver lining to that is that, because rents increases have been suppressed for a while, there should be some upward pressure on them to snap back up after home prices start to rise again, which is effectively happening now because rates finally went down.

I would put pressure on them.

Additionally, you may find that the pressure of the hard money loan will cause you to go faster and make poor decisions, or life could happen, and you could be delayed in completing the rehab.  

So while the previous storms have created upward pressure on pricing.

This will make it harder to afford, harder to get lending, and ultimately limit the buyer pool which puts negative pressure on prices.  

Prices in those segments have seen upward pressure, similar to trends in other rapidly growing areas.
