I'd also try calling the court house (or whoever issued the writ of possession) and ask them about options explaining that your calls to the marshall's office go no where.

If the new people want the unit prior to the end of the current tenant's lease, I would tell them they would have to pay the daily rent beginning the day they got the key and took possession.

I would try to get him to take possession earlier for a discount so at least you have utilities and etc out of your name and some money coming in earlier even if he doesn't fully move in earlier.
