@Dustin Sanders Unfortunately, I will be shocked if you find this.  20% down is hanging on by a thread based on where rates are at and the general anxiety over declining real estate values.  20% down is the minimum I'm seeing. 

Based in Santa Monica, focused on out-of-state markets with strong growth.Not here for sales pitches, just real connections, real deals, and real conversations.

A lot of investors are jumping to secondary lines of insurance coverage and the problem with those is that the companies are based in the Cayman Islands or the Bahamas a lot of the time, and it is suspect that they would actually pay out if the need arose unfortunately.   

Except you insist on giving the OP a "yes" based on the generic strategy (A) while I insist on giving him a "no" based on his specific situation (B).To answer your question to me - no, I'm not trying to be controversial.

However, they should be saavy enough to understand that the valuation of the house is based on what similar properties in the area over the past 6-12mo have sold for. 

Hello @Christine Vasquez,Many investors choose real estate markets based on gut feelings or popular trends. 

It's just a pass-through entity so the income would flow on to your personal and you would pay taxes based the tax bracket you fall in for you personal income (from my understanding).

Thanks  Don't just solely base your decision on the rate and terms.

I may be misremembering this next part, but I recall one of the RTR podcast episodes where he mentions that RTR keeps all the “10’s” and gives the “9’s, 8’s, and 7’s” to the customers.
