I've seen it briefly here & there but never done any research besides picture scrolling.How do you find it?

Add a picture you've personally taken of the property if you use postcards.

I get the bigger picture part.

Ultimately the pictures combined with the location are what sells it.You want to avoid HOAs at all costs.

It isn't impossible but as @Jimmy Lieu mentioned, there is a steep learning curve.Depending on your liquidity, out-of-state buy & hold rentals could be your best bet if NYC investing is out of the picture.

Also, take as many pictures as possible before the tenant moves in, again this protects you in case of damage caused by tenant.

Without taking a proper tour of the cabin and only driving by and seeing pictures of the inside.

I did that (posted the notice on the screen door and took pictures), however don't know if it's legally served.
