so HUGE pent up demand that is why every single home I build in Oregon save a few are sold before they are completed lack of inventory. and you see this all over the US .. were it says sales of new homes are down etc. that because of lack of inventory not because of lack of buyers or weak economy.So what happened is that all these sub trades dried up and went away.. and in the south was very heavy to Hispanic labor they went back to Mexico or did other things.. but they left.

We have to rise above and consistently combat misinformation and sometimes “disinformation”, which is deliberately spread to influence someone’s opinion or decision.Overview of Single Family Housing• Current conditions in the single family market are the polar opposite of 2007-2011 • No signs of oversupply of housing• Signs of strong pent-up purchase demand- also PHX-Mesa-Scottsdale area is consistent top 5 for job and population growth• With rising interest rates, affordability does become more of an issue BUT housing in AZ remains very affordable…(a 1% rise in rates lowers buyer housing affordability by 7%-a $275K purchase lowers to $256K)• While the housing market will be under pressure over the near term, the outlook over the next 5 years is excellentIf you have any questions on the Arizona Market - Please reach out!

the 1031 portion carries forward indefinitely the gain and depreciation recapture.However, the one gotcha is that if you sell a property without a 1031 that has pent up depreciation recapture you will have to pay that.

If you've refinanced the property several times it is very possible that you may not have much equity at all but a ton of pent up profit that would be recognized in a sale.

@Pat JacksonWhile you occasionally find a deal with pent-up equity -  we bought a triplex earlier this year for $75K which appraised at $145K on day one - the more reliable approach is to find a property that is tired and mismanaged; buy it shrewdly; then improve the business and force equity.

Demand drove prices to unrealistic levels.After the crash, demand was heavily dampened by job loss and dearth of lending while at the same time supplies became stagnant due to developers and builders succumbing to the collapse of the economy.Today, housing starts are again returning to pre-run-up levels, albeit slowly while pent-up demand has produced an actual housing shortage.

So if they did a 1031 into a nice FL rental and used it as rental for 2 years and then moved in and lived in it for 3 years they could sell and take 3/5ths of the gain tax free up to the limits of sec 121 after they recapture depreciation.It's not the total windfall it was in the early 2000s but it's still a great opportunity to mitigate some of the pent up gain from 1031ing over the years as a retirement strategy.
