I’m looking forward to getting back to REI, but I’m going to be patient and watch for the right deals — even if it’s 2-3 years out.

The grind will be there and I just have to be patient.

I am left wondering do I stick to my guns and stay patient and wait for properties that make sense given todays rents and interest rates OR do I ignore the gap in what I am willing to pay and what the Sellers want knowing I will have to increase my down payment to 35% to 40% to get a solid property?

The biggest advice I would give on this is just be patient and be very communicative with your PM.

@Nikhil MascarenhasDifferent people go different routes depending on their risk tolerance, their amount of equity and compared to other assets owned, how patient they are with a complicated set-up and high legal fees, whether they view the $800 as game-changing or just a cost of doing business, etc. 

I am not that patient. 2) value adds.

With a warranty, there is red tape and delay in getting a repair made.With a vacation rental, your first priority is an immediate repair, to preserve guest satisfaction and the rental. 

On one hand, if Experiences attract more travelers looking for unique, bundled stays and activities, it could help hosts by driving more bookings and increasing guest satisfaction.

So you over-pay, oh well ya just gotta be a bit more patient for the equity to catch you up to 0.
