They are completely separate skill sets and usually have completely separate legal hurdles to jump.Setting up the phases for financing and your exit strategy will be paramount. 

Their ability to execute and work cohesively are paramount maybe even over the technology itself?  

Direct marketing is your best option to find a good deal.Once you find that deal (and you should have already lined up money), you want to start the rehab process immediately, time is your enemy and cuts into profits.Education is paramount and you must know how to evaluate rehab costs and properly calculate the ARV (exit value).

And it goes without saying that it is paramount to buy in the right area, and not overpay (but it's too late to change that now.)So hopefully this doesn't come across as too harsh - it's not intended as such.

Good credit is paramount if you don't have money to invest, and aren't a good salesman.  

On top of that, they *LOVE* the house and its convenient location and are looking to rent very long term (They have two middle-school aged kids and having them in my school district is paramount to them). 

A transparent track record is paramount.

AS much as anything though I wanted to point out as well in these hot markets.. working with a great agent is paramount and wholesalers not so much to not at all.. at least not on the higher end deals we do. 

I'm not very 'familiar' with the term definitions, just yet... and definitely agree that potential buyers and sellers are less so, so "educating them" is paramount, on high dollar decisions!
